This 830 sq ft unit offers a living room, kitchenette, bedroom, bathroom and large pool in the peaceful Spring Valley Farms residential community. It is located 8 miles north of downtown Orlando, a primo location close to downtown, both ocean coasts, Wakiwa Springs State Park, theme parks (Disney, Universal, SeaWorld, more), Crane's Roost, and many other great destinations in central Florida!
This beautiful guest suite has been created just for you. It is attached to the main house but very separate from the main living area - nothing inside is shared - you will have a lot of privacy in the guest suite. Enjoy the large pool while you visit..or just lounge next to it day or night. The guest suite includes amenities galore to ensure you have what you need during your stay, including:

* Dedicated work area in corner of the bedroom with ethernet connection, can connect a laptop to the 43" TV via HDMI cable (ethernet and HDMI cables provided)
* Living room includes a queen size sleeper-sofa and also a twin bed futon to sleep an additional 3 guests. Living room also includes:
- Big 65" HDTV with basic local cable and Roku with full access to Amazon Prime, Disney+, and HBOMax subscriptions
- Blu-ray Player
- Pioneer receiver with surround sound bar and subwoofer, has iPhone connector so you can listen to tunes on your iPhone through the sound system (sounds great), receiver is also hooked up to the TV, so enjoy HDTV, Amazon Prime Videos, and Blu-ray movies with great sound.

* Absolutely NO parties allowed, to clarify this you cannot have more people present in the guest suite (or outside on the property) than the number of guests booked.
Other things to note
We live in the main house area and you may see us (or our kids) outside from time to time but you likely won't even see us during your stay; we will give you the privacy you need and will generally stay out of your way.
* Check-in time is 4:00 pm and check-out is 11:00 am. An earlier check-in or later check-out may be possible for an additional $25 per change fee - we will try to accommodate your request
* Quiet time is from 11:00 pm on Friday/Saturday nights, other nights 9:00 pm to 7:00 am daily
* Smoking or vaping is NOT allowed inside the guest suite, but is allowed anywhere outside
* Pool rules - a waiver must be signed before use of the pool:
- Pool hours: 7:00 am to 9:00 pm (11:00 pm Friday/Saturday nights)
- Please use the inside or outside shower before entering the pool
- No lifeguard on duty - swim at own risk!
- Kids under 13 must always be accompanied by adult
- No glass In pool/deck area
- Rough play that may injure guest(s) or owners, or damage property is not allowed
* Absolutely no illegal drug use or criminal activity is allowed anywhere on the property, including using the provided Internet for illegal purposes
* From time to time we may need to enter the unit for various reasons, for example, this could be for maintenance, or check on the safety or security of the unit and/or guests staying. While we will try to to notify you first before entering the unit, we do reserve the right to enter the guest suite at any time if an emergency or extenuating situation arises. Once you get back, unwind on the balcony most units feature, or head down to the pool and fitness center for a change of scenery. Every suite comes with free WiFi, a flat-screen TV, and cashless, contactless self check-in via the virtual front desk. A private bathroom, single-room air conditioning, and a full kitchen are featured in every 42–91 m² suite or studio. King beds furnish the 1-bedroom suites, while studios pair a queen with a sofa bed, and select studios add a soaking bathtub. Full toiletries are stocked throughout, and thanks to the in-unit washer and dryer, you’ll be able to travel light.
