There was no staff he went into your room without code. No amenities at all place was very nice.

Nice, convenient place to stay when visiting Capitol Reef. Bonus that breakfast was included, although the buffet was somewhat limited.

Place was cute and clean but unfortunately the walls are paper thin and you can hear everything.

Couldn’t find email to get into room, it was in Spam. Had trouble understanding how to lock door, no instructions. Bed was very comfortable, towels provided were not enough for two people.

This was a very nice place to stay. I would, however, suggest putting a Kleenex box in the room. Blackoit curtains would also be helpful. Otherwise it was good.

We stayed in this charming place for several nights. The location for visiting Bryce Canyon, Scenic HWY 12, and Capital Reef was perfect. Archie was very helpful and took care of all requests including best places to eat around Tropic - The Showdowns restaurant was excellent! The only somewhat negative thing is the walls aseem thin - one may here their neighbors conversations or TV.

This property is in a lovely countryside location. The room was clean and the family that runs the property was very helpful when I called. Archie ensured I had the correct address, and my room code to get in as we arrived late in the evening. I loved that it was lowkey and easy to book. The room was also a nice size for our family.

TL/DR: If you're just looking for a place to crash, then this will probably do the trick. Keep your expectations low and you'll be fine. For starters, this is not a bed and breakfast. It's more of a bed with optional breakfast @$20pp, assuming anyone shows up to cook it (they did not nor did they respond to calls wondering why). The beds were reasonably comfortable, but the rooms were very hot. Blankets were not very breathable. There is no central air, and the heating/cooling fan in the room doesn't really do either very well. Showers were a bit cosey but the water pressure and temp were both solid. There is wifi in the room and out front of the 6-plex. If you walk more than 50 feet from the front door and there is NO wifi in the general area. Cell coverage throughout the area is nearly as bad.
