Positive: Everything was wonderful and comfortably fit two adults and three teenagers. Great little restaurants nearby and a 30 minute walk to train station and tourist attractions. Would absolutely stay there again.
Negative: The only minor issue was the strong smell of smoke that lingered in the airconditioning. It was arresting at first, but we did get used to it.

Nice big, clean rooms. We found one free parking place near hotel (blue lines) were you can us machine or application to pay. It was about 1,5 euro per hour (pay 8-20)

Positive:
We loved the communal courtyard—it was the perfect spot to relax with snacks and wine in the sunshine, outside of the apartment and away from the air-conditioning. The location was excellent, with a tram stop almost right out front. Trams ran every few minutes and got us to the city centre in just 3 stops or to Santa Maria Novella train station in 4 stops.
Negative:
The apartment was not very clean. Walking around barefoot inside left our feet covered in dirt and grime—worse than after a full day in the streets of Florence. The bathroom had significant visible mould, which wasn’t great for my partner with a mould allergy, and the shower leaked water across the bathroom floor after each use. The breakfast was disappointing and I wouldn’t recommend adding it for the extra cost: coffee was undrinkable, cornettos were not fresh, yogurt was too sugary to eat, and the offering was the same every single day (ham, cheese, bread, or cornettos). We quickly stopped trying to eat it and started heading into the city for fresh pastries and delicious coffee—which were actually cheaper! Based on our experience, Booking.com’s rating of 8.4 feels far too high; I’d give it a 6 at best.
Summary: Convenient but not clean

Positive:
The location and closeness to the city center.
Negative:
We arrived late and had difficulty getting in. The breakfast was brought to our room, therefore, it can not be called breakfast, too little and no options to choose.
Summary: Good room and pour breakfast.

Positive:
We liked the proximity to the train station
There were some great little eateries close by which weren’t touristy and good value.
The lady on reception moved us from our original apartment as the room was stifling hot, which was nice especially as they were fully booked
Beds were clean, good toiletries supplied
Negative:
Our original apartment was very hot. I specifically searched for properties with air conditioning, but was told that the AC cannot be used until May (due to Municipality rule’s apparently). I feel this should be stated in the advertisement of the property.
Also when booking an apartment it’s usually so you can use the apartment facilities. This place had a little kitchenette (with only a microwave) but you are not allowed to use the kitchen unless you pay a fee of €30. This is something that is advised after the booking is completed. I just find that very strange. There is a coffee maker supplied but no kettle for tea drinkers The breakfast is a cappuccino and a croissant which is served in your room. No alternative choices and a little disappointing as we are not pastry eaters
To me this place did have a bit of a hostel feel, and the first apartment we were given looked a bit tatty with laminate peeling off the kitchen and just didn’t look as nice as in the photos
Summary: Located within walking to station, more of a budget style accommodation
