Positive: Very friendly and welcoming hosts. The house was charming and full of character, with beams, low ceilings and wonky walls and floors. Lots of history as the house has had various guises. Beautiful grounds. Varied breakfast menu, something to please everyone. Nice lounge area with an honesty bar and board games.
Negative: Can't think of much, but one very small thing - would have liked sugar free drinks in the bar. A personal thing as I don't drink alcohol and can't drink full sugar fizzies.
Negative: If you are over 5ft 8 tall, check with the owners before you book. We struggled with the height of the ceiling in our room.
Yes, we expected quirky and lower than modern homes, but there was around a 5ft square of floor space that you could stand in. It made it uncomfortable to use the room.

Negative: It’s definitely for smaller people, if you are 6ft plus in height you may struggle. It does say on their website. Our bed was a bit uncomfortable, the mattress could do with a change.

Great location, amazing breakfast, friendly host, lovely garden and living area, clean rooms.
Negative:
I bumped my head around 10 times during my two-night stay. I knew the ceilings were low, but it was a much bigger challenge than I expected - especially when showering.
I would perhaps not recommend this place to anyone taller than 170 cm unless they’re up for the challenge.

Friendly owners, helpful when asked questions. Quirky place which we liked. Breakfast was good. Adequate parking available. Well situated for visits into Hastings, Rye and surrounding areas. Easy enough to find off lead walks for our dog. Being able to order a takeaway to be delivered was great and with cutlery and plates available to use.
Negative:
When the weather wasn't good there was a draught, and the room was quite cold. I know it's an old place, but this made it less comfortable. Extra place/hook to hang bathroom towels would be good.

Beautifully unique property which felt like home away from home as soon as you arrived. Kelly and Alex were great hosts, very friendly and made our stay perfect for our weekend. There was everything we needed from fresh milk to Prosecco to Love Hearts sweets!

The hosts made us feel so welcome. It was cosy and comfortable. The breakfast was delicious and the variety was great for a B&B. Would highly recommend for a weekend or even longer if you wish to escape the city life and just sit by the warm fire with a book and a cuppa. 💕

Alex and Kelly were such incredible hosts! It was so lovely to meet them and they could not have been more hospitable and made our stay feel like home from home. Lots of great local info, delicious breakfast and the room was really comfortable and full of character. Highly recommended!
