Summary: Value for money hotel. Fixtures and fittings are tired but the bed and bathroom were clean and comfortable. Great value cooked breakfast for £7. Road a bit noisy. We were able to leave our car behind the building for the day which was great. If stairs are an issue/heavy luggage pays to be aware you might have a few flights of steps to climb depending on your room! Staff very helpful and friendly.

Summary: It is sn old property in dire need of some fresh decorating. Especially the stair carpet which looks like it hasn't been vacuumed in months. It also smells in the narrow passageways. The toilets and showers needed cleaning. Staff were nice, polite and helpful.

Summary: For the price that we paid, it served its purpose. The location next to Headingly was ideal. The whole building looks like it needs an overhaul, the outside has a feel of the Bates motel. There was a hole in the ceiling above the shower and a musty smell throughout the whole building.

Summary: The hotel is old and a bit run down a little bit grubby around the edges. The room was fine with a good lock on the door the sink and the bed linen were spotlessly clean.
The lady on reception could not have been any more helpful.
For somewhere budget on the edge of Leeds but not too far out can't recommend this place any more highly

Summary: The lady on reception was so helpful, she must have 5 different roles in the hotel. Receptionist, cleaning, even ironed my clothes for work!
The hotel itself dated, I was only there for an overnight stay so not an issue for solo travel. I wouldn’t recommend for a family though. The stairs were very steep going to the top floor. Could be an issue for some.
It’s right next to Headingly stadium so check for events in case you get caught in traffic like I did!

Summary: So i irrived to a bed. Good start. Anne franks attick would be the ritz compared to this. Tv didn't work, heater didn't work, dispite me being advised to plug it in by the lady on reception. This turned out to not be a problem as she worked out how to put the heating on permanently for the next 2 day. Breakfast on the 1st morning wasn’t something id normally spend 7 quid on as it leaked oil from everywhere, i didn't have a 2nd Breakfast as the other guest sitting with his 4 pint cans of Stella at 0930 having his internal chat with himself put me off a bit. Black mold across the bathroom ceiling and the bath panel hanging off didn't fill the room with much of an element of hope neither did the radiator being held on ny clasps. The hacking coughs of "residential guests" long into the early hours of the morning lead to a nights sleep in the loosest sense of the word. The bed had an aroma that i still cant figure out as ive never smelled anything close to it. Plus side it was local and not too far to walk into headingley which with the otley run and puking drunk students was a blessed relief from going back to the Boundaries to sleep.

Summary: Lady on reception/cook/cleaner was non stop, she was doing multiple tasks. Her cooked breakfast was good and tasty.....BUT they are the ONLY good points.
The hotel is screaming for a FULL overhaul from top to bottom. The whole hotel is tired and dated.
