We look forward to hosting you soon! Welcome to your private unit! You'll have exclusive access to the entire, which is fully locked and offers a sense of privacy akin to its own unit. The main house is occupied by a lovely family, and their presence will not disrupt your stay. Please note that the backyard, storage room and furnace room within the unit is not accessible. However, you'll have all the space you need within your private room to make yourself comfortable and enjoy your stay to the fullest. Please note, the primary house is occupied by a delightful family who respects your privacy and does not have access to your room or unit at any time. While you may hear them during the day, we have taken extra measures to ensure a peaceful and enjoyable stay for you. Available on the app! Mature family oriented neighborhood. By booking, you agree to all of the house rules listed on our listing and rental agreement. Here it is again for your reference: By booking, you agree to all of the following house rules: *All guests are required to provide ID before receiving check-in instructions. A driver's license or passport is an acceptable form of ID. Cancellation policies apply. Check-In Time: 4 PM Check-Out Time: 10 AM
1) NO smoking in the home, violating this rule will result in a $1000 fee to de-smoke the house.
2) Please clean up after your pet(s), whether they poop or shed hair. Pet(s) are not allowed on the sofa or beds. Pets are not to be unattended in the house.
3) Please do not overload either washer or dryer. Do not exceed amount of laundry detergent indicated in dispenser. Be sure to empty lint tray in the dryer after every use and leave the washer door and tray open to allow moisture to dry. Laundry not available on Sundays.
4) Unless authorized in advance, check-in is anytime after 4 pm, and check-out is 10 am. If you'd like an early check-in at 3:00 pm and/or late check-out at noon, please let us know 24hrs in advance and send us $35 via the platform so that we can authorize this for you.
5) Any missing or damaged items will be charged retail costs through the Airbnb portal as part of our process.
6) Any parties or excessive noise causing neighbors to complain will result in us asking you to leave without a refund for your stay—no more than 2 people in the space at one time. Reach out to guest if there will be more than 2 people.

8) Any unauthorized guests will be charged an extra $100/guest/night
8) The cleaning that you pay for is to clean the home prior to your stay. If you do not pick up after yourself sufficiently when you check out, you may be charged an additional cleaning fee - the price depends on how long it takes to clean up after you. We don't expect you to scrub the home, but pick up your trash and put everything where you found it!
9) Do not wash hair down the drain.
10) We require a $300 security deposit for stays 20 nights or longer and an extra cleaning fee of $100 for an extended stay (20+ days)
11) We charge a $150 security deposit for any same-day/day-before reservations.
12) There is a $150 charge for losing, damaging or missing the key fob/home key
13) Any cleaning issues or matters must be reported within a reasonable time of check-in so that we can help resolve any issues you may have.
14) Respectful and friendly vocabulary is required by both parties. Your reservation will be cancelled with no refund if you use profanity or threaten any of our staff. 15) By booking you agree not to hold us liable for any injuries, lost items, or accidents that happen at the property whether in the inside or outside areas. *We provide the basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supplies especially for long-stay bookings need to be purchased on your own. *Video surveillance is installed at the front door and common hallway *For stays longer than 10 days, it may be necessary for us to conduct a routine inspection of the unit, which typically takes 1-3 hours. We will provide 24 hours notice prior to the inspection, except in cases of emergency or when necessary for the builder to access the unit, in which case a shorter notice may be provided regardless of the length of stay.
